When it comes time to sell your home, one of the first conversations sellers often focus on is commission. It’s understandable — selling a home is a major financial transaction, and everyone wants to maximize their profit.
But here’s the question every seller should ask themselves:
What is more important? How much I pay in commission — or how much I actually net from the sale of my home?
Too often, sellers choose the agent who promises to charge less commission, assuming it means they will walk away with more money. In reality, that decision can sometimes lead to the opposite result.
Why Would a Realtor Charge Less?
A fair question sellers should ask is:
Why would a realtor be willing to charge less than others?
Real estate agents run businesses. Marketing, photography, advertising, staging, and promotion all cost money. If an agent reduces their fee, something usually has to give.
So the next logical question becomes:
What services will they cut back on to make up the difference?

What Full-Service Marketing Actually Includes
Selling a home today requires far more than putting a sign in the yard and uploading a few photos to the MLS.
A strong marketing strategy may include:
- Professional photography
- Drone photography and aerial video
- Floor plans and accurate room measurements
- Professionally written property descriptions
- Targeted social media advertising
- Email marketing to buyers and agents
- Print marketing and high-quality brochures
- Paid online promotion to increase visibility
- Strategic pricing analysis
- Guidance on staging and presentation
These things cost money, but they are often what separate’s a listing that sits from one that attracts strong offers.
According to the National Association of Realtors, homes with professional photography can sell faster and for more money, particularly in competitive markets. Homes that are professionally staged also tend to sell faster and receive stronger offers, because buyers can better visualize how the space works.
Presentation Matters More Than Ever

Today’s buyers usually see your home online first before ever scheduling a showing.
That means your home’s presentation needs to immediately stand out.
A realtor who invests in professional photography, compelling descriptions, and strong marketing isn’t just making your listing look nice — they are creating demand.
More demand can mean:
- More showings
- Multiple offers
- Stronger negotiating power
- Better terms
- Higher final sale prices
The Staging Conversation

Another important factor is staging.
If your home is vacant, staging can make a dramatic difference in how buyers perceive the space. Studies have shown that staged homes can sell up to 5–10% higher than comparable non-staged homes in some markets.
A great listing agent will guide you through these decisions:
- Should the home be staged?
- Which rooms matter most?
- Can light staging or furniture placement improve the layout?
- Will the agent bring some staging items themselves?
An agent charging the lowest commission may not have the budget, resources, or motivation to invest time and money into helping your home show at its best.
Marketing Your Neighborhood, Not Just Your House
A professional listing description should also tell buyers about the lifestyle of the location, not just the number of bedrooms.
Buyers want to know about:
- Walkability
- Local restaurants and shops
- Parks and trails
- School districts
- Community amenities
When buyers feel excited about the entire experience of living there, they are often willing to pay more.
The Real Question: Commission vs. Net
The most important question sellers should ask is:
“Which agent will help me net the most money after everything is said and done?”
Saving a small percentage in commission might seem appealing — but if that decision leads to weaker marketing, fewer buyers, or lower offers, the seller can easily lose far more than they saved.
As I often tell my clients:
“If you pay the right realtor more than the average realtor, you will make more.”
Choosing the Right Realtor
When interviewing agents, instead of focusing only on commission, ask questions like:
- What is your marketing strategy for my home?
- Do you use professional photography and drone footage?
- Will you create floor plans and detailed property descriptions?
- How do you promote listings on social media?
- What recommendations will you make for staging?
- How will you attract the largest pool of buyers?
The goal isn’t to find the cheapest agent.
The goal is to find the right agent — the one who has the experience, strategy, and commitment to help your home sell for the highest possible price.
